    I'll begin by stating that the condo is in an ideal location away from the crowds. The layout of the condo is fine for two people. The kitchen was well supplied. The view of the water from the living room is spectacular although there is no open balcony. Grounds and housekeeping staff were friendly and accommodating. Had it not been for the following I would have given 4 1/2 stars:

    There is no air conditioning and being on an upper level the unit could be quite warm in the afternoons. The wi fi internet was intermittently very poor and at times inaccessible.
    We initially were planning on arriving at around 8 pm but because of several flight delays we didn't arrive until 2 am. As pre arranged the key to our reserved unit was left in an envelope taped to the management office door in another facility. We found the condo with a little difficulty in the dark as it was described by the wrong color on the website. We retrieved the key but it had a unit number different than the one we had reserved . The key would not open the unit we reserved so went to the unit listed on the key. It is now 4 am and we had unfortunately awakened the occupants of the unit listed on the key who came out to assist. We then tried the key in a unit across the hall from the one we reserved and it worked. We unpacked and finally got some sleep. Later in the morning management came to tell us we were in the wrong unit and needed to move and provided us with the proper key for our reserved unit.

    La Iguana has to be one of the best places to stay in Akumal. Half Moon Bay is beyond picturesque and a wonderful place to snorkel. The access to Yal Ku Lagoon from the condo is amazing. The staff is always friendly and helpful. I would recommend this amazing building to anyone.

    We have stayed in this unit twice before, so clearly it fills our needs well. The property is clean, and well maintained. The house keeper did an excellent job daily. We love the location as you can walk into town (as long as you are a good walker- it's about 1 1/2 miles) We do not find the lack of air conditioning to be a detriment. It is a little hot in the late afternoon in the living room, as the sun pours in. At night though, the breeze off the water is lovely, and it's great to be able to listen to the ocean. There are several restaurants in the town, and a few are much closer than having to walk all the way into the town center. La Lunita is about a 5 minute walk and is very good. La Buena Vida is about a 15 minute walk, and is a great place to stop for a drink to give yourself a break if you are walking all the way to the town center. Yal Ku Lagoon is a short 5 minute walk and has great snorkeling. If you get there right at 9 when they open, you will beat the crowds. We rent a car, and enjoy taking day trips to Tulum, X'Calcel beach, and other destinations. The ruins at Tulum and Coba are both fairly close and well worth visiting. A couple of issues- There is Wifi, which worked for the first 4 days, and then stopped working for the remainder of our 9 day stay. We let the property manager know, but nothing ever came of it. We wish there was TV there. Even just a TV with English DVDs would be nice. Sometimes you just want to relax and have an easy distraction after a full day at the beach, and not all people enjoy reading. Had we had the Wifi, we would not have felt the absence of the TV as much. Also, and this has nothing to do with the condo, all the new rules down at the Akumal Bay beach have had a big impact of the enjoyment of that area. The rules are very difficult to understand. We thought we had it figured out based on some posters we looked at, but no. In spite of these minor criticisms, we would definitely stay there again, as the pluses far outweigh the minuses.

    Akumal Community 1 BR Condo

    First, the positives: The unit was clean and located in a quiet area of the half moon bay area. The maid service was outstanding. The views awesome and the beach area tranquil. The owner was helpful in providing directions and help with the wifi. Safety and security was never in question. We had a great time, enjoyed swimming, snorkeling, scuba diving and other touristy adventures. For future renters, on approaching the Akumal area, there is a sign just before the two bridges that says Akumal Pueblo - an interesting town where meals can be had for a quarter of the cost of the restaurants on the beach side. I walked all around, never feeling unsafe. That said, immediately after passing under the two bridges, there is a "Retorno" that allows a U-Turn. Do this and you'll see the sign for the Akumal Beach - the exit is immediately before the first bridge coming back. You'll pass an Oxxo in a 1/4 mile (7-11 type store on the right). Then you'll go through an arch (looks like you're going into the parking lot of a hotel). Stay on the road and bear left. Continue for about 2 km - you'll go over lots of speed bumps and a security gate. When the paved road ends, turn right into the condo parking lot (unpaved). Now for the not so positives: No A/C or Heat. We stayed the first week of January and it wasn't intolerable. I can't imaging what it would be like with temperatures over 82 degrees. Even with the breezes, fans, and all windows open, it got pretty hot during the evening hours. Later in the week, the daytime temps dropped into the upper 70's with nighttime temps into the mid 60's. So, it wasn't hot anymore but it did get a bit cold during sleeping hours. Water pressure was very low and it took a long time to get hot water. Not adequate shelving for toiletries for 4 people. No TV or games. Could be viewed as a positive but for us, it limited our pre-bedtime hours to conversation and readiing. The mattress in the BR was not comfortable. The couches also were not that comfortable for sitting. For sleeping they were adequate yet small. We had two teenagers with us and ended up using air mattresses we brought with us. No elevator - 30+ stairs to climb/descend multiple times a day. Pools were unheated. Too cold for use during our stay. Wifi was weak at best and went out completely several times. I was told this is normal for the area.

    The Condo was right on the beach. Excellent view!! very quiet place. .We love it! It does not have AC but we do not need it because we were in December when the weather is not very hot. .Wi-Fi very slow but enough to check your emails. I recommend this place if you look for a quiet and peace place. We will come back!!! Diana

    Needs some updates!

    Pool & beach area are nice and kept clean. Staff on site is very friendly and helpful.Condo needs some work. Without AC it gets VERY HOT and uncomfortable for sleeping. If unwilling to install AC the owner should provide floor fans and fix/replace the screens - lots of holes and rips in the screens let's in mosquitoes, jungle cockroaches & geckos.No microwave. Old refrigerator (that has been spray painted) throws off a lot of heat adding to the overall heat/humidity of the condo. When it's 85-90 outside and little breeze it is very uncomfortable to sleep. At the very least provide some floor fans if you are unwilling to install AC.The beds, pillows and couch cushions (extra sleep space) are very old, outdated and uncomfortable. 1980's maybe?If you have any questions prior to your arrival, you will not get any response. There should be a contact person that is familiar with condo.Would go back but stay in a condo that has been updated and has AC.

    Overall we could not have been happier. Half Moon Bay is perfect for snorkelling and with an amazing amount of fish to see. I would come back here tomorrow if I could. The condo itself is perfect. Comfortable, lots of room and quiet. Many people were in the pool and enjoyed it, we didn't go in but it was nice and clean.

    We enjoyed our 10 day stay here very much. Waking up to the view every morning was more then I could ask for. The beach was amazing for snorkelling. We saw sting rays, beautiful coral, fish galore and urchins the size of your head. Not much of a swimming beach but still beautiful to enjoy. This is a very clean and well kept building, with friendly, helpful staff. It's a great half way point to playa del carmen and tulum and we had rented a car so everyday we drove to a different incredible beach or visited a Mayan ruin. The little town of akumal is lovely and very laid back. We are a couple of restaurants and weren't disappointed. The one this I was concerned about was that this place only had the one bedroom and we are a family of 4 so 2 of is had to sleep on the couches. I was worried that they would be hard and uncomfortable but funny enough I needed up sleeping on one most of the time. They are not bad at all and it's there was a lovely cool breeze with big open windows. I would in a heartbeat stay here again and I highly recommend it.
