    The house was the size expected, the décor is outdated but it was clean and the kitchen had plenty of supplies and an additional refrigerator was an added bonus. There was a lingering smell of cigarettes' that was off putting. The guest cottage is usable but more run down and no one wanted to use the shower in the cottage. The gas grill listed in the amenities was not functional and needs to be replaced or taken off the list of items provided. The deck appears to be undergoing occasional repairs because there were new boards in places. We brought a popup canopy which we used on the deck because there is no shade. The lake is down which we were made aware of but until you get there it's hard to know just how much and any access to the lake will require a significant walk of about 3 football fields. From the deck you'll see cars and trucks at the waters edge but they all enter through private property which wasn't available to us. The only place we found to access the lake by car was a park that has an entrance fee. We had a good time being together but we were glad we weren't staying longer. When or if the lake comes up to normal levels this house would be much more appealing. Also, be aware that the pictures show a lot of steps down to where the dock is supposed to be in the water, these steps are steep and a lower section has no hand rails. There is tubing or kayaking in the Medina River out of Bandera, this turned out to be the highlight of our trip.

    We rented this place thinking it was waterfront as described, but the lake is completely dried up in front of this property. There is lake about a 1/4mile down the way but you don't have the water down off the dock. It was extremely deceiving from the photos and disappointing when arriving. The fish are quite sparse, but the water was deep enough to kayak if you wanted to haul it down all the stairs and down the bank to where the water is. The house itself is fine, very basic and outdated. The beds are not the most comfortable but it comfortably held my entire party of 7 adults and 3 kids. The guest house is also pretty nice if you need additional beds, but it is down the deck a bit away from the house. Overall it would have been a good say if the water level was better. I know there's nothing the property can do about that; but there is no transparency in regards to this on the listing when most who are looking at this property is looking to be on the lake and this is NOT LAKEFRONT.

    - Water levels are currently very low as mentioned in the listing description as well as under the policies section of the listing.
    - We can't update the photos of the listing for every seasonal or extreme weather change, but we're sorry the lake water level impacted your trip. The current level is due to drought, a natural phenomenon beyond our control.
    - We hope the generous measures provided to you made up for any inconvenience.
    - Mattress comfort is highly subjective but we're sorry you and your party weren't completely comfortable.
    - Guests can still see the lake water from this property, though access to the water itself is farther out during the current drought.

  • Good weekend

    Well first when we open the door was a Mouse inside the house, by the patio door..

    Sink on kitchen was nasty.. smell really bad maybe too old...

    View was amazing.. I love our privacy...

    Was some knives missing but no way to proved because one of my guesses left one by the lake, so they call us for that.. I brought my own knives...

    Olso was a chair 🪑 already when we went Dow to check it out the lake , and the laddie said that we putted there... and we’re not...

    Was a beautiful weekend celebrating my son birthday.. so I just going to have a beautiful memories...

  • Shower not clean

    The only thing I have to complain about was that the master bathroom had not been cleaned clean correctly there was hair still left on the shower walls in on the ground the other thing was there was no trash bagsAnd when we first got there to shower the water smelled bad from not being used for a while but other than that we enjoyed ourselves
