    A little tired

The best I can say about this property is the location. It was on a quiet cove, centrally located with good access both up and down the lake. The house was easy to get to off a main road.Granted, I know it is a lake house. But the owners could put a little TLC into it and it would raise it a star. The popcorn ceiling in the downstairs bath was bubbled up from a prior leak and needed fixing. The curtain and drapery rods were bent and not secured very well. I reached to pull the curtains open and the entire rod fell down! The kitchen utensils were not well stocked, and the bed covers looked like they came from a dorm room. On the plus side, the dock was very nice and there were ample outdoor toys. And it is dog friendly. The rent wasn't cheap by any means, and after seeing the place, it was overpriced. All in all, some attention to this place would make it much more enjoyable.

    Manager's Response:

Mark, we're glad you enjoyed the beautiful property! However, we're sorry to hear that your stay fell below your expectations. The leak has been repaired, and the ceiling has been completely redone, although we're sorry for any inconvenience you experienced. Thank you for making us aware of these issues. As for the curtains on the back door, the rods are secured by magnets, and while we haven't received concerns about this before, we apologize if you encountered a problem operating them. We encourage all guests to reach out to the guest contact if an issue arises in residence- they're always happy to help! While we and the homeowner feel this kitchen is well stocked for any vacation, we're sorry you felt otherwise. Please feel free to reach out with any specific concerns, as we're always open to feedback. The bed covers are in good condition and replaced when needed for quality assurance, although we're sorry if they weren't to your taste. We carefully set competitive rates for each listing after a thorough analysis of the property itself and the surrounding area. Please reach out to us at Evolve if there are ever any questions before booking. Thank you for your feedback, and we're confident this home will continue to host many satisfied guests! This was the perfect location for our girls getaway! We woke up every morning to a peaceful lake view and walked outside to the perfect patio to sit, have coffee and discuss plans for the day! The tanning deck by the water was equipped with comfortable chairs and we loved that the house is right on the water!

The location is ideal. As soon as we were ready to go out for dinner and sightseeing it was a quick trip by car or inexpensive Uber to take in all the history and fun nightlife Hot Springs has to offer.

Each of the rooms was so comfortable and we cannot wait to return. Definitely on my list to book again.

    Perfect family friendly cove!

The house fit our four adults and four kids comfortably. We did opt to bring an air mattress so all the kids could sleep upstairs. Everything was clean, there were plenty of super fluffy towels and seating inside and out. House was easy to find and the door keypads worked perfectly. The best part was the dock and swimming cove! It was not busy at all, and the water didn't have a strong current so it was perfect for relaxed swimming and floating. The kayaks were a huge hit. Also, the very friendly neighbor was there with her kids and grandkids and shared their paddle board and giant floating mat! The water is shallow enough around the dock that you can touch, just to be aware if you try to dive off. We saw many turtles but not a lot of fish, and not much garbage at all. A few comments to be aware of: The only coffee pot we could find was a Keurig style which took a long time to make one cup, and isn't convenient when you have four adults wanting 1-2 pots of coffee a day. We ended up buying a traditional coffee pot for the stay. There was a garbage surplus problem, we checked in on a Friday and the trash from the previous renters had filled the trash can at the street, and it remained there the whole time. When we left and added our bags, they were overflowing the can. I called the contact person and they mentioned seeing about getting a second trash can. The upstairs sink drains incredibly slowly, so we avoided using it. There was not a toilet plunger so we purchased one and left it there. Also, the instructions on the fridge said the house would provide three rolls of toilet paper for each bathroom and we only had the roll that was included on the holder, so we had to buy more. A note for the home owner/care taker, there is a large hole against the lake wall down by the fire pit that my four year old stepped in while we were roasting marshmallows. He was ok but the hole was deep enough that he fell in up to his knee and it could have been worse. Overall, we had a great time and would stay there again! Just a few things for the owners and future renters to be aware of.

    Really Great!

Our group of 8 had a terrific stay! We spent a lot of time cooking in the well-equipped kitchen. We spent even more time on the dock fishing, swimming, kayaking, and just hanging out. What a great location! The bedrooms were sufficient, and everything worked well in the house. If I had to really search for 2 negative things, they would be 1-the upstairs sink hardly drains (we used Drano but it didn't help), and 2-there were lots of flies hanging around the back patios. But these 2 things won't keep me from giving it a 5 star rating. We truly enjoyed this house and will be making another family vacation back to Hot Springs!

Great location if you're wanting to spend time on the lake. The house borders the water, and the host provides kayaks for guests to use! The house was clean, and there is plenty of space for medium-sized groups (4-8 people). The back porch area was roomy and relaxing. There's also a fire pit in the yard. Two critiques. First, the check-out time was at 10 AM. This makes for a rushed morning if you have a lot to clean and pack up. Second, there was not a garbage disposal in the sink. Considering that the host requires you to clean up and load the dishwasher, a garbage disposal would have been nice.

    Great lake getaway

    Comment:

We thoroughly enjoyed our vacation at this property. The house was clean and the kitchen very well stocked with an impressive supply of dishes, pots/pans, and utensils. It was great to have fenced yard for our dogs, and overall, the area is very quiet and peaceful. We traveled in early June, so the lake was a bit on the chilly side, but the weather overall was perfect. The supplied kayaks and floats were great for enjoyment of the lake. A couple of notes for future travelers... 1. The ceiling on the bottom floor is only ~6 1/2 ft, so could be an issue for taller people. 2. Cell service is essentially non-existent at the house. The wi-fi is very good, and cell service is restored once you get a mile or two towards town, but sending/receiving text messages is definitely an issue. 3. The local grocery store seemed generally well stocked but on the expensive side. It's worth the 5-7 minute drive to Wal- Mart if you're shopping for a large family as we were. We would definitely recommend this property for a relaxing family vacation or quick getaway.

Tamara, we're so happy to hear that you enjoyed your stay at this wonderful property! We thank you for your suggestions, as we're always looking for ways to improve for future guests. The cell reception can be spotty in this area, but when in residence, guests can use the Wi-Fi calling on your mobile phone. We apologize if you experienced any inconvenience during your stay. Thank you for the amazing rating, and we hope to travel with you again soon! Best, the Evolve Team

Only thing to add would be more supplies to get through the week and more spices to cook
