The place was nice and full of old-day story. However, the kitchen is hard to use for the appliances are not sufficient.

    Clean and simple

The house was clean. Amenities were as described. The yard outside the front door was a little cluttered initially with 4 wheelers and later with a lawn mower. We had some trouble with a bathroom drain and then the kitchen garbage disposal drain but the person we contacted was responsive to our concerns in a timely fashion and we figured out some work arounds with him. There were wonderful fruit trees in the backyard, but the yard beneath them was cluttered with fruit that had dropped on the ground and left untended for too long. While the house is six miles from the perimeter of the park, it is about 12 miles to the main park entrance. The roads were good and there was some beautiful scenery along the way.Tropic had a good grocery store and several good eating places.

    Pretty Good, Not Great

There were a lot of great things about this place. For us, the location was ideal. It was a quiet neighborhood and a mere 20 minutes to Bryce. The beds were comfortable, the shower was hot, and the accommodations were clean, if a bit dated. The back yard was a bit of a mess; with minimal effort, it could have been cleaned up. Also, the television didn’t have network television, and we were surprised by the noise when the irrigation system kicked on at night (until shortly after 10 pm). More details regarding the trail head accessible from Tropic would have been helpful.

I would not recommend this house. While the location is great and the neighborhood is quiet and clean the house itself was not clean. We arrived to a dishwasher full of the previous quests dishes, Coffee left in the pot, dirty fridge and towels in the dryer from previous quests. We were told there would be extra coffee tea and toilet paper there was not any of the above. The back yard was not as advertised. It looked like a tornado went through it with rotten fruit and tree limbs covering the yard which produced an awful smell so we could not enjoy it. The house is very dated with a slanting foundation. I will say the bathroom and bedrooms were very clean and again if you are only interested in location then it was located close to the parks with plenty of trails and some great restaurants . Highly recommend Stone Hearth Grille excellent food and service and Rustlers restaurant the food is great but the service is slow but friendly.

Very cute and clean! Perfect location! Very close to Bryce Canyon. The town has everything you need, restaurants, a little grocery store and gas. We enjoyed the fruit trees on the property - cherries and apricots. Check in was very easy. We really enjoyed our stay. We like staying at Airbnb's bc we can save money on food by cooking our own meals. That being said, the kitchen could have been a bit better equipped, but not a huge deal. We really enjoyed our stay.

    Grandma's house realy is.

There was a grill we used, after we cleaned it. It has a fire pit out back. We also found a pen with chickens and ducks in it. That was interesting. The night sky was amazing. The house was old! paneled, yuck. The first drawer we pulled out fell out. The dressers and kitchen was so old. There was only one small ugly pot for cooking. I would not have put food in it. and there was one pan. I think it was too much money for this house. We stayed in beautiful places with several bathrooms for the same amount.

Evolve's house is a good place to stay for visiting Bryce Canyon. It is clean and as described on the listing. The best feature is it's proximity to Bryce Canyon National Park, including a trail starting within a couple miles of the house that leads into the park. The inside of the house is a bit dated, but everything was there for a good stay, including comfortable beds, an equipped kitchen, and plenty of hot water. I would stay again if returning to the area with a group.
