    sound system for movie room is inadequate could not here well very disappointed only one speaker in the ceiling. all other tvs work great and large amount of choices, as every tv had a roko unit, grandchildren loved that.we did not call till after vacation to report problems, as we did not want to have anyone in, but light in one bathroom did not work, even with bulb changed, also plumbing, not all toilets flush easily. bear got into one of our cars, remember to lock cars, don't leave any food in your car. remember can not get in unless you can do stairs. very clean, most of beds comfortable. fully stocked kitchen, just bring dish towels.

    Although we enjoyed our stay it had nothing to do with the upkeep of the property. The cabin was beautiful, but the owner seems to only care about the appearance. Our second night we turned on the oven and after about 20 minutes there were flames coming out... Grease fire. The oven had not been cleaned and there was grease on the bottom of the oven. Property manager sent someone the next day who cleaned oven and noticed the element was not working, took another day to get it fixed. The beds in all rooms were very uncomfortable. The master bedroom tub leaked the entire week. Towels were supplied but only one set per person. They need to provide an additional set per person. No hangers were supplied and not one box of tissues anywhere in the cabin. If you rent this property beware. The property manager was very friendly and tried to get our problems fixed to the best of her ability.

    Nice house. It was up the mountain side so the view was great. House was clean and was big enough for my family to spread out and not be on top of other people. Walkway leading into house could use some repairs. Overall house was clean and comfortable.

    We encountered a lot because it clearly stated that all room had king bed and full bath it was only 3 Kings and one queen and 3 bath one rm didn't have a bath at all and no closet also one of the bedrooms upstairs wasn't secure and fall down overall everything else was beautiful ...Thank

    We brought a group for a basketball tournament and couldn't have been more thrilled with the house. It is super convenient to both Pigeon Forge and Gatlinburg and offered every amenity we could imagine. Beware, the roads getting there are winding, but nothing too bad or unmanageable for a car or truck.

    The house was super nice.
    Plenty of rooms and bathrooms.
    The road is a bit tricky to find.
    The projector had no sound so a little dissapointing.
    But over all great stay.
    Unable to get in contact with the rental owner which was frustrating I’m used to Airbnb and getting reply’s ASAP.

    But overall very enjoyable.

    Would book again.

    Perfect location and the home was beautiful and well maintained. A quick drive through the mountains for you directly to the strip. Only unfortunate thing was that the hot tub wasn't working when we arrived. Maintenance did come to fix it very quickly but it didn't warm up fast enough for us to use in time. ?? Our overall experience was great though!

    Kitchen was dirty, washer full of dishes. Coffee maker and one of the stove burners did not work. The description says all king bedrooms- not true. The top master is a queen. Some guy came by without notice to take tv out of one of the bedrooms. There is no trash cans outside and nobody came by until the day before we left to collect the trash. I reached out to the management company, was told they would call me back to resolve the issues - I am still waiting for that call. Place looks nothing like the pictures* sadly the worst costumer service experience in all the years we go to Gatlinburg

    CLEANLINESS Non-carpeted floors felt as if they hadn't been mopped in quite some time. Feet would literally cling to kitchen floor in multiple spots. Bathrooms were not much better, as a visible film of "stuff" could be seen on the seats and covers of toilets. Shower mats were discolored from either overuse or lack of being cleaned. Each of the bathrooms had body hair throughout. All of the bedrooms had dead lady bugs in them, with one of the rooms having literally several dozen dead ones on the window sill and directly below on floor. One room contained a dead cockroach. This is unacceptable given that not only were we not permitted to check in earlier than our 4 pm time (they said the cleaning people would be there around 1) but that we couldn't even check in on time due to the cleaning person STILL being there @ 5:20. For a place that charges $277 for a "cleaning fee" but also asks you to take out trash, remove linens, etc...this is a tough pill to swallow. ACCURACY If we did not bring our own laptop, we would have been without television the entire trip! The person who was "cleaning" our place when we arrived was also supposed to install a Roku so we would be able to watch tv. Part of our entire trip was having our group (bunch of football coaches) watch the national semifinal games. The first person was unable to install because the "the stuff he needed wasn't in the house." He stated when he was leaving that "he would call someone to let them know we needed the Roku installed still." More about this in the communication section. CHECK-IN We arrived in Gatlinburg the morning of our check in around 9 am. I called the host around 9:30 to inquire about early check in options. I was told to back around 1. I called again at 1:30 and was told that we could not check in early because they were installing a Roku box for us and "putting in clean linens." Considering we had booked this trip well over 30 days prior, I found it a little odd that things would be getting installed a mere hours before our check in time. We show up at 4 (our check in time) and the cleaning person is still in the house, not finished. We come back again at 5:15 and they are still not finished. The person ended up leaving, and it was apparent to us that the place had not been cleaned up to reasonable expectations. There were literally still chip crumbs on the ground, indicating (in addition to the numerous visible, dead bugs) that the place had not been vacuumed either. COMMUNICATION At 6:30 pm (about 1 hour 15 minutes after arrival) we hear a knocking on the door. We were literally gathering downstairs about to head out to dinner for reservations (first night in town). The gentleman states he is there to install the Roku. We decide that this would be no problem as long as it didn't take too long. The gentleman was unable to complete the install and stated he was going to have to call someone to find out what was going on. At this point, I explained to him that we were headed out, were not interested in being delayed any longer due to the lack of planning on the Host's part, and kindly asked him to leave because we weren't comfortable leaving our stuff unattended with a stranger in the house. My issue with this is two fold. First, why was this being done the HOURS before a check in? It's a minor inconvenience to not be able to check in (Website hidden by Airbnb) a whole other issue to not be able to check in on time due to poor execution by the servicing party. Second, why weren't we called/notified about these issues before hand? Why was a stranger sent after dark without even a phone call? After all of this, why wasn't a follow up call made to ensure that all was well with our situation? We provided our own cable television. We thought perhaps they would send something via email in case my phone wasn't getting reception, but no communication attempts were made at all, at any point in time. I wasn't interested in losing any more of my vacation time than I already had dealing with the issues that should have been taken care of long before arrival. LOCATION/VALUE The house itself is beyond incredible, providing an amazing view/location with desirable amenities. The loss in value comes in the form of the $277 cleaning fee. After seeing the condition of the place upon arrival, it was apparent it hadn't been professionally cleaned by any definition of the term. What exactly does this fee cover? The floors weren't mopped or vacuumed, toilets & bathrooms were filthy, some linens were obviously left over from previous tenant, etc. Combine this with the fact that, upon departure, we are asked to: • take out trash • load and start dishwasher • remove perishable items (many of which were there when we arrived) • strip linens from all used beds • place all used linens and towels in a single pile This essentially leaves vacuuming, mopping, and changing linens as the items left for the host to take care of. $277 feels quite steep for changing/washing linens for 3 nights of use.

    Hi Michael, We are sorry to hear that your stay fell short of your expectations. It is standard in the vacation rental industry to charge a cleaning fee, and for this property, the fee goes to a professional cleaning and property management service. The cabin was cleaned, which included changing the linens and bringing in freshly dry-cleaned comforters, and then inspected by three employees prior to your arrival. To ensure that the high standards of the homeowner are being met for every reservation, the property manager will now provide the owner with individual reports for all future cleanings and inspections. The homeowner was in the process of updating their Roku package to provide more options for their guests before your stay, but this installation was delayed by the cable company. The two representatives from the property manager were trying to work with the cable company's schedule to have the Roku available for you to enjoy during your stay, but further issues from the company that were outside of their control prevented them from completing the installation. Those issues have since been resolved and future guests should not have any issues using the Roku for cable or streaming.
