    Perfect location, loved being in the neighborhood, close to restaurants and bars. We particularly enjoyed the separate recreation room separate from the house. We spent our waking hours there. It allowed those who wanted to go to bed early or to sleep in, do so. We were within walking distance of the French Market. Jim is a very friendly and accommodating host.

    We've rented Jim's property and we're glad we chose this property for our stay in New Orleans. Location is great ( a lot of nice discovery and favorite of our group are located next to the rental). Jim was thorough in his explanation and was very helpful with our different request and questions. Property is well designed (having the rec room and rooms separated helps for the early sleeper.) it really is like the picture.

    We would rent this again if we're back (I feel like we will) in the big easy.

    We had an awesome stay here. Jim was amazing with helping with all of our needs. The house had everything you would need and plenty of entertainment and after a day of walking around getting into the hot tub to unwind was the best. The house is close to the French Quarter and some cool spots to get food and drinks within 1 or 2 blocks. If I'm ever in New Orleans again I would definitely stay here again.

    The accommodations were absolutely fantastic! The best part was the game room—it is an awesome way to end each night. Having this wonderful space to play games and shoot pool really added something special to this trip that you can’t get anywhere else. This property is a such a gem! The owner Jim is incredibly kind and thoughtful. He went out of his way to ensure we had an unforgettable trip. He gave great suggestions for things going on that weekend and even shared some great tidbits about the neighborhood and how to best get around. Lastly the location was outstanding. Walking distance to the French Quarter and even closer to some other funky spots (coffee shop, thrift store and my fav: country club bar). It was perfect for the six of us. I would stay there again anytime I come to Nola.

    From the time we booked our trip 8 months ago, both Jim and Doug and the team at Evolve were incredibly warm, welcoming, and responsive. Doug was there upon arrival to allow us an early check-in, which was greatly appreciated. Both he and Jim were always quick to get back to us and do whatever they could to help, which made us all feel secure from the beginning. As for the space itself, it was more than large enough for three couples. The beds were comfortable, the AC was blasting, and we all got excellent quality sleep at night. Their recreation room seems brand new and was such a nice addition for our group of friends. It allowed us to get ready while all hanging out in the same space, and coming back after a night out to a hot tub, pool table, and darts added a ton of value. Just a 20 minute walk or 7 minute Uber ride (which were plentiful in the area) from the French Quarter made us feel both close to and pleasantly removed from the hustle and bustle of the city. I would recommend both the space and the hosts to anyone looking for a memorable trip to NOLA in a safe, fun, and welcoming home, and would 10/10 stay here again next time around.

The location is excellent, walking distance from the trolly and surrounded by excellent restaurants, including Pizza Delicious, and The Joint. The house was clean and had all the amenities. Highly recommended if you want a good look at the local scene in N'awlins.

    We absolutely loved our time spent in New Orleans and this beautiful property! The main house was spacious, clean and big enough so each guest could spread out, my group had six people and there was more than enough beds and room for everyone. When we first looked at the property were worried that it wouldn?t be cool enough because there is no central air, but it was not an issue. The window air conditioning units worked perfectly and kept each room cool even with 104-degree heat outside. The club room was a perfect space to hang out before and after we spent a night out on the town. My group went at the end of May-beginning of June and despite the 100-degree weather, we still used the hot tub late at night.

    We had a great time staying at Jims place. He was very accommodating and the place was perfect. You will really get the New Orleans local feel staying here. The house was clean and had everything we needed. The bonus rec room in the back was great! Pool table, dining area, screened patio and flat screen tv. Stay with Jim you wont be disappointed. P.S. Uber to french quarter was $8-10 bucks. Only takes about 3 mins to get an Uber too. Go eat at Elizabeth's and Bacchanal both within walking distance. Superb. Thanks Jim we will be back!!

    We were a party of six in town for a conference and were all blown away by the space and Jim's wonderful hospitality. Since there was no one staying in the house prior to our arrival, Jim let us check-in extra early (MANY THANKS, again, Jim) and also let us store our bags in the game room after checkout so we wouldn't have to haul them all over the city prior to our flights. All of the beds are super comfy and the house itself is very spacious. There are several sets of keys and a lockbox, so if you're traveling with a group who plans to come and go at different times, know that access was not an issue at all. As other reviews have point out, the hot tub is INCREDIBLE--it's spacious and is kept to high-quality standards (Jim himself checks the chemical, Ph, and water levels to ensure it is always in tip-top shape). Finally, the game room is an excellent bonus and the fenced in patio right off of the game room was a favorite spot for us to hangout. We could enjoy the Nola vibe without the Nola bugs. Easily walkable to Frenchman and walkable (though a bit further) to the French Quarter (we took Ubers most of the time, which ranged from $6-10 a ride). If this place is available during your trip, book it now! I hope to stay here again next time I'm in New Orleans.

    This place is a great house for a girls trip! Plenty of sleeping space for a group - comfy beds. The detached game room was ideal for hanging out as a group.     3 nights in New Orleans house near Frenchman St

    We (three 60ish year old couples) recently had a very nice 3 night stay here in February 2019.Jim, the onsite owner, was a pleasure to deal with and was quick to provide us with anything we needed. The house is located in a nice quiet older neighborhood about 10 blocks north east of Frenchman St and 1.7 miles from the north edge of the French Quarter. We walked to the French quarter and back along the river walk during the day and took Uber during the night. Uber rides cost us around $10 each way. There are several local pubs and coffee shops within a few blocks of the house which was nice.The house itself is unique as many of the older New Orleans Shot Gun houses are where the bedrooms flow through one another. This style of house has plenty of local charm but understand that there is limited privacy in the design if that is a concern to you which it wasn?t for us. The house was clean and well-kept with a smaller kitchen and 2 indoor bathrooms and 3rd bathroom located outside in the patio area. The highlight of this property is the large games room in the back yard, separate from the house, which has a nice large table, couches, a big screen TV, pool table, darts board, Bluetooth sound bar and fridge and bar area. This is where we ate breakfast every morning as the kitchen doesn?t really accommodate 6 people to sit and eat comfortably. There is also a screened in porch and an outdoor deck area which is nice.     Great trip for Christmas! House is just down the road (about a mile) from the French Quarter. Super easy to get around yet far enough not to be crazy.     This place made for the absolute perfect vacation. The landlord Jim is friendly, inviting, helpful, and just a completely awesome guy. My group felt right at home here thanks to him. You are within a block of multiple bars, and 2 blocks away from awesome breakfast. You will never wait more than 3 minutes for an uber, and its a 5 minute drive to anywhere in the French Quarter. I cannot do this house enough justice but the bedrooms are comfortable, the bathrooms are clean and modern, the hot tub is huge, and he has an entire back section of the house for games and hanging out. Needless to say, as long as I am with a group, this is the first and only place I want to stay in New Orleans.

    Our family really enjoyed our stay with Jim in New Orleans. We loved the fact he was a former New Englandah' and had a great chat about back North. We didn't even have enough time to enjoy all the amenities offered at this location. Yes, it does need some updates...but, the bonuses (knowledgeable owner, game room, rooftop deck, jacuzzi...etc) out way the upgrades!     The Private Oasis of the Big Easy

    First let me start off by saying the place was modern, well equipped and clean. The rec room, which was basically a brand new second house, had a card table, gaming systems, Bluetooth audio, pool table, fridge, water machine, huge LCD tv, dart board, ample lighting and plenty of seating for the entire crew and guests. Outside of it was a screened in porch, a hot tub, and a bathroom. The actual sleeping house (which is all we used it for) was spacious, well equipped with comfortable beds, blankets, pillows, towels shampoo and incredible showers. Everything about this place makes you feel like you’re actually on vacation and getting treated like royalty from Jim (the owner.) He picked up after us, didn’t judge us, washed our towels, made sure our water stayed full, and gave us a ride to the liquor store. He was there just enough to make sure we were well taken care of but not so much where it felt like he was impeding. I have stayed in many rentals, and this was by far the best outfit I’ve experienced. It was cozy and safe, but fun and free at the same time. All future rentals have some very big shoes to fill.     This rental is ideal for families or group of friends who are ok with not having totally private rooms. Has an ideal separate rec room for group gatherings, parties, or just hanging out. Several highly rated restaurants and bars within walking distance and not that far from other major attractions of New Orleans. If we return to New Orleans we will definitely see if this property is available.

    Evolve does not own this property. The true property owner went out of his way to accommodate but would show up at random times to hang out with the group. The location was fantastic and close to a lot of good local eating hot spots.

    Sleeping quarters were all that was needed in the actually unit. Sleeping was great for a bunch of friends such as our selves. Owner had the kitchen stocked with water bottles and condements. Game room was the best part of the property. It was perfect for down time and for late night. The owner lives on site and is present or absent as you would like. He is really chill and gets why most people are visiting New Orleans... for the night life. He was also very informative and left a list of places to visit and eat.

    Don?t let the owner living on the property intimidate you. Jim is absolutely wonderful!!! Jim was accessible anytime we had a question or request. It felt as if we were visiting an old friend. The neighborhood is safe. You have a private key entrance to the property. The home is stocked with plenty of clean bed linens, wash clothes, and towels. Beds and pillows are extremely comfortable. The game room is perfect for hiding from the heat. And if you?ve drank too much while playing games. One of the bathrooms has an entrance from outside. Jacuzzi was clean. Parking is a little crazy but no worries. Jim let us park I front of his driveway. Overall, wonderful experience. I plan on coming back ASAP. Clean beautiful home with a fabulous host. Thank you Jim! ??? Note: Uber cost roughly $7.50 to French Market (souvenirs more cost efficient) The Country Club three houses down: open from 10am-1am. Cost $15 for access (pool, bar, and dining) Markey?s Bar next to club awesome food!Reasonably price. Big Easy Swamp Adventures - Airboat swamp tours $90 - request Milton. There is a fresh seafood market next door. Grab a cooler for some extremely fresh shrimp!

    A treasure in the Bywater

    A family treasure nestled in the quaintest neighborhoods just minutes from the French Quarter. This adorable double shotgun home is one of the best finds with just the right blend of old Charm and modern amenities. The owners, Doug and Jim, are the quintessential hosts with in-depth knowledge of the best restaurants and sites. The Doug-out is the most awesome place to relax when the feet have had enough touring the city. Relaxing on the porch or soaking in the luxurious hot tub is all good at this wonderful place. Honestly, it just feels like home.

    Wow! Hidden gem in the Bywater, we were so happy to have found this place. So much nicer than staying in a stuffy hotel. Rooms are spacious and super clean, outside area is surrounded by plants and trees, plus there's a back bonus room with pool table, darts, video/tv, fridge, sitting area, oh, and that hot tub was so relaxing with a glass of wine. There are many great places to eat and drink around the neighborhood, lovely park a block away that runs along the Mississippi River. A short walk (10 minutes?) to Frenchmen Street Jazz area, then the French Quarter is another block after that. We took a lift back, I think it was 7 or 9 bucks, depending on how busy the night was. The hosts are super friendly and made our trip to New Orleans a breeze, offered a lot of ideas of places to eat and see. Thanks Jim and Doug! We'll be back!!!

    Just went to New Orleans for the first time Memorial Day weekend, so happy I found this nice little place tucked away just a mile from the French Quarter. Doug and Jim were amazing very happy to help with anything you need rooms were kept very nice, with a lot of little added extras. The space in back was great too sit and relax . And everything is practically in walking distance from Crescent Park along the Mississippi to the French Quarter, or if you having a great night you can always just call an Uber. Also there were some great little restaurants and bars in the neighborhood.

    Stayed here the last few years. Jim is a great host. Always clean. Plenty of room with seperate places to take it in. Hot tub, pool table decks and clean house are just a few of the great onsite details. Great location in the Bywater close to local bars, historic walks but also quiet enoughbto get sleep. FQ and Frenchman is a nice walk or short drive...either way. Jims always accomadating to our needs and I plan to stay here every year.
