    The house itself is very good sized and well laid out. It makes a good first impression. The location between Zion and Bryce National Parks is also very good. However, the picture does not accurately reflect the location of the house in town. Hatch is very small, older town and the house is just off the highway. The surrounding area is not optimal. Of greater concern was the poor housekeeping prompting us to leave a lengthy list of repairs and cleaning that needed attention. We got no response from the property manager. We also noticed that lack of cleanliness had been previously mentioned in the guest register. Pretty house but disappointing.

    Close to Bryce, very roomy house

    We enjoyed our stay here. House has great sweeping views of Bryce and only 30 min away (or less) to the visitor center. The upstairs is very spacious with half of the area unfurnished - which was kinda funny. A few things were lacking and communication with the owner was delayed which didn't help. She sent help the next day but some issues could've been avoided with better anticipation of guest needs.

    A real disappointment

    The photos on the VRBO site do not accurately portray its condition. When we arrived, there was grass approximately 3 feet tall along the front of the house and off of the back porch, not the manicured lawn shown in the photos. The center of the lawn appeared to have been mowed, but there was a wide border of tall uncut grass against the house, both front and back. Although there were instructions about how to access the key at the back of the house, we had to call the property manager, because we found it required a different code than that which opened the front door. Also, we found the back door unlocked when we arrived and we were unable to lock it. After emailing the property manager, we were sent a video that demonstrated the steps to lock the door (nothing anyone would have figured out on their own). The grate on the grill was filthy. Some of the furniture on the front porch was broken. When we opened the dishwasher to load it, the unit nearly fell out of the cabinet, as it was not properly secured. There was only one tv in the home and it was located upstairs in the game room. Both bathrooms are downstairs, making it a bit cumbersome for those sleeping in the four beds upstairs. There was only one wine glass in the kitchen and it appeared to have been put away wet as it was spotted and dirty. One of the griddles did not work and some of the dishes had to be washed before they could be used due to having dried food on them. The skillets were also crusted with dried food and appeared to be quite old. The spices and seasonings looked like remnants left behind by previous guests. There was no attempt to display them in an attractive manner. Woefully lacking and very unappealing. In general, the cookware and dishes seemed to have been put together with somebody's leftovers. The beds were comfortable and clean, as were the bathrooms. There's no question that the view from the front porch is spectacular, but it doesn't compensate for the other shortcomings. The fact that it's rustic has no bearing on this review. We stayed in two other VRBO properties on this trip and both were immaculate and very well appointed. I have stayed in numerous VRBO properties over the years, all deserving five-star reviews. This home has the potential to be a stellar property, but in its current condition, it does not belong in the VRBO inventory. I cannot recommend this property.

    Chris, the homeowner would like to share the following message:

    "It was very heartbreaking to read your review. Our home is a place that we love. It was built for one purpose; to bring our family together in a place out of the hustle and bustle of the world, and enjoy one another in a peaceful, serene setting. We have chosen to share this home with others who are traveling in the area in hopes that they can enjoy our home with their loved ones and take in the beauty of the surrounding areas.

    The photos of our home are 100% accurate. However, they were taken in the early spring. During the summer, there is tall grass, sagebrush, rabbitbrush, and other native plants that surround the property and grow along the front of the house. We appreciate these tall (two-foot) natural plants because they provide a natural setting for the area. The basement of our home is unoccupied, and as such, we choose to let the plants cover the basement windows. We feel this provides some additional privacy. I appreciate that you prefer manicured, unnatural settings. However, we prefer a more natural yard.

    We installed a coded door lock which code you were provided. We found it much more secure and provided easier entry for our guests. The key in the lockbox was there for emergencies only, and although it wasn't needed, we did provide the code for you to access.

    When the handles are activated to open the doors, they are instantaneously unlocked. We believe that when you opened the doors, they were unlocked at that moment but not before your arrival. Over the past 10 years, we have had a dozen people, out of many hundreds, who could not figure out how to lock them. In these situations we usually called family members, who live next door, to come and show how the doors functioned. However, this year we decided to make a video that we could send to anyone who was challenged by these doors. You were the first visitor we have sent the video to and we are very happy the video helped.

    You mentioned that the grill was dirty and that some dishes, pans, and other items were not clean. We have brought these comments to the attention of our cleaners. They have always done an outstanding job of cleaning our home. Regardless, we have asked them to double-check items before they leave.

    We asked our maintenance person to inspect the outside chairs which you claimed were broken. He could not locate any broken chairs.

    We do not provide cooking ingredients or spices. Items left behind by other guest are left just in case someone else can use them. They are placed in a cupboard and not displayed. We are not sure why we would display these.

    We acknowledge that the dishwasher tips a little (1 inch) when opened. However, it doesn’t come near to falling out of the cabinet. The installer of this appliance is trying to locate a mechanism to secure it to the granite surface above it.

    We have placed 4 twin beds in the loft area to give a fun experience for children. The television is located there as most children like to play video games. Also, we have provided cable television, for those who desire to watch television rather than enjoy the other features of the area.

    We are very happy that you found the bedrooms and bathrooms comfortable and clean. The porch is indeed an incredible place to enjoy the beautiful surroundings, especially the pink cliffs at sunset. We spend hours every day on the porch when we are there. It is peaceful and inspiring.

    We're sorry you didn't feel that your experience was worth five stars. We appreciate your comments and take them seriously.     Lots of space and beds for a larger group! Some photos are a little misleading, as the neighbors back and side yard abut the house very closely and are full of sheep! There is also an induction cooktop, so if you have not used one before be aware of that. The kitchen is very nice but the mattresses seem very old. We were about 20 mins from Panguitch and 40 to Bryce Canyon, so overall it was a good space for our group of 8 adults to easily access the park. This would be a great place to stay if you had a big group of kids, as they'd enjoy the upstairs area with lots of twin beds and foosball table.

    Our group of 12 fell just at home. There was plenty of room for everyone, and the house was well equiped with everything we needed. We had a little problem with the water heater, since we couldn't use both bathroom at the same time, we took turns and gave it some time 2 so the water could reheat. Overall a great experience.     OK property for the price

    The very first thing when we came was the sign that the dishwasher is not working. Then we found that the cooking range was not working. We desperately need to make some tea. Called the owner and they asked one of the neighbor to come and fix the electric stove. It seems the power had tripped but then the fan of the microwave kept going the entire time. The property is not located in a convenient place. Nothing is close by. The view from property is also so so. Not that well maintained. I would not recommend this to other travelers unless they cannot find a large home for 6-8 people.

    First, we hope you enjoyed the incredible scenery that surrounds Bryce Canyon National Park and Zions National Park. We feel very blessed to own a home in that area. It is an area surrounded by amazing scenery and wildlife, and people.

    We apologize for any inconveniences you experienced at our home. It truly was a series of unfortunate events. The guests who stayed before you caused an issue with the dishwasher which disabled the appliance. We quickly made an appointment with the appliance repair company. However, because of our rural location, it took several days for him to get there. We tried to not disturb any guests and had the appliance repaired on a day that the house was not rented.

    We are uncertain about why there were some electrical issues with the circuit which electrified the stove top and microwave. Our brother lives next door to our house. He was able to drop what he was doing rush over to correct the problem quickly. He reset the breaker and the stove top issue was resolved quickly. The microwave is a complete mystery. We know it was off when you left the house. We had an appliance repairman look at it and he could not find an issue. Neither of these appliances has ever had any issues.

    We are very open about the properties location and the amenities that are close by. We love the location because it is central to Zions National Park, Bryce Canyon National Park, Cedar Breaks, and so much more. We have listed the mileage to all attractions on our listing. We recognize that distances are relative. To us, a 20-minute drive is not inconvenient. Hatch is a rural town. It is a quaint farming community and is, in our opinion, one of the most peaceful towns anywhere. We love sitting on the deck at sunset and watch the pink cliffs glow as the sun sets. We recognize that is not everyone's favorite thing and appreciate that.

    A very nice home

    This is a very nice home that can accommodate many people. It is about a 20-30 minute drive to Bryce Canyon. It is a peaceful location with nice amenities. We found the home to be clean and fairly well maintained. We had a couple of issues - the dishwasher was not working when we arrived and was not able to be repaired while we were there (this is a remote area, so I believe it is difficult to easily get service there). The barbeque did not work and a couple of attempts were made to fix it, however unsuccessfully. We had a very difficult time figuring out how to use the stove - it's one that none of us has had experience with (instructions might be helpful). However, all things considered, we did enjoy our stay. The folks that live in Hatch that we met are very wonderful people. Thank you for sharing your home with us.

    If your looking for a location where you can visit both Bryce Canyon and Zion National Park, this property is a good choice. The cabin was very clean and had plenty of room. We only encountered one issue (a tripped circuit breaker), which when we notified the property owners they were able to fix in a couple of hours. I would definitely stay there again.

    We had 2 families of 4 staying during our visit- the house had a well stocked in the kitchen and plenty of space for all of us to gather /eat/ play games together. The pictures were a bit misleading on being as the property is surrounded on three sides by other properties (farm?). The only real issue we had was the beds & pillows! Very old- and one of my kiddos beds you could feel the springs in the bed. Uncomfortable. Other than the beds I would recommend a stay--but hopefully the owners will get some new mattresses :)

    This home is spacious and well appointed for all of your needs. The views from the porch are awesome and it is close to Bryce Canyon and within easy driving distance to Zion and Escalante. Red Canyon is even closer and our personal favorite Plenty of space for a large family and even includes air hockey and foosball. The town of Hatch where it is located is very small but there are a couple of nice diners and the people are friendly. If you want a relaxing and comfortable place to stay near all that brings you to Utah, this is the place.

    A Bit Misleading

    The house itself was nice. It had modern amenities and was relatively clean. However, when we arrived at the house, we were surprised to see it situated right up against some kind of farm. There are gates right up against the side and back of the house, which is not how it was depicted online. There were so many insects outside that we could not spend any time out there, which was a disappointment to us. Also, the air conditioning was not able to be set to go below 72 degrees, which made the house uncomfortable at times. We were unable to reach the owners with some initial questions/concerns we had, which was also disappointing and in contrast to other experiences we have had with VBRO. Generally, we had a pleasant stay and enjoyed time at Zion and Bryce Canyon National Parks. The house is convenient for Bryce, but less so for Zion. Overall, the house information was misleading and the house was a bit overpriced.

    Great family vacation for Bryce & Zion

    We stayed for 4days, total 8people. We really really enjoyed. The house is beautiful and big. Kitchen is big and spacious, fireplace is cozy and warm. Everything is perfect for 8people. We had a problem when we got there, we didn't know how to use new fency induction for cooking. We never used it before. Also English is second language for me,so when I called the owner, I couldn't understand how to use it. She sent her brother right away to us and he helped us. Thanks a lot.

    Great location for our family trip to take in Bryce and Zion. Plenty of room to relax and spread out. Wonderfully equipped kitchen. And yes, the beds were comfortable as stated in the write up of the property. The town is very quiet. Perfect for us but no close shopping if that is what you are looking for.
