    Right on the beach as advertised. Toilet made an unbelievable screeching sound every time it was flushed. It became a running joke while there. The ceiling fan in the master didn't work. The TV and cable box in master was unplugged. Too much trouble to reconnect. Couldn't lock the door when leaving. Window unit ACs, but after overnight it was cooled down inside. One electrical plug per most rooms with multiple extension cords running under furniture. Had to call the owner and tell him we couldn't lock the door when leaving, but we still had fun, despite everything. Honestly don't mean to slam the property, just being honest.

    The laundry services are down stairs in storage room, and the dryer was full when we got there. The central heat and air doesn?t work, only window units. Once you get them going, they work fine. The smoke alarms went off at least twice everyday. Someone did come replace them, but just a heads up. After a few times, We figured it?s just humidity.

    Close to the Beach

    This beach house was small but really nice, there was only two of us and our little 5 lb. puppy. The location is great, nice neighborhood! The house was clean and the decor was fitting. The Seven Seas Grocery store and Deli were across the street behind the house as was Nate's West End Steak and Seafood The neighborhood is quiet and the neighbors are very friendly. Sleeping was comfortable. The sand dunes and beach are right in front with a path and we took many walks on the beach each day. The deck (half covered, half open) was great! We enjoyed our stay!

    A great hidden gem. Nothing fancy, but all you need. They had received 26 inches of rain the weeks preceding so the mosquitoes were ridiculous. The driveway needs more gravel. It was standing in water, but fortunately we were able to park in the neighbor's driveway. Love the furnishings. Very comfortable. The shower handle is very fragile and probably should be replaced, but everything else was wonderful. We will definitely visit again.

    Very nice first row facing directly to good beach and ocean. The patio is all about. Small house with very limited sq ft, so for small family will be all right. Convenient closebys for eat, grocery and fishing supplies. We enjoyed our stay. Management company staff are very kind and fast respond. Thank you! The outdoor lights keep jumping breaker box everytime: imagin check-in w/luggages and kids in a totally dark, parking on grass, climbing up, and into a house with no AC turned on (100F+ when it was 9pm), I wish they can fix the outdoor lights, and have someone turn on at least one of 3 window ac units before guests check in.

    I must admit I was a little disappointed when we arrived and saw the property. I wondered if I had made a mistake. By day 2 I realized what made this a special place. We had started slowing down! We spent our time on the covered deck enjoying the sights and sounds of the ocean, or walking on the beach. During the week we virtually had a private beach. There were a couple of groups setup on the beach in front of the houses, but it was never crowded. The breeze off the ocean and cover made the deck comfortable most of the day, By the end of our stay I was ready to add another week. When you slow down to Island time it's the ability to enjoy the outside that really matters.

    We have a 3 year old and she loved her stay in this cute little bungalow facing the ocean. Great time watching sunsets from the patio with mommy. We're making a tradition of coming back every year. Might need another AC unit because it gets pretty hot in the summer. We had to leave all doors open to let the one unit circulate through out but wasn't too bad.

    This place was OK. Best part about this place is the deck. We had a great time outside since it was after the rain and wasn't too hot. Spent most of our time outside. NO BUGS inside, and just a few steps from the beach. We stayed for 2 nights and originally it was supposed to be 6 of us but 2 people didn't show up and honestly this place it more for 4 people or less. Beds are not comfy, toilet flushed loud and the stove burners we're filthy. Overall if you like big and fancy this isn't it. But if you like be steps away from the beach then this is tour place.

    The house is quaint, vintage & easily accessible, with all the beach amenities you need. Nate's West End & Seven Seas Grocery are literally half a block away. You can walk there! There is wifi & a yard for kids or pups to play in. The best parts are the view & being a sand dune away from the beach. You really never have to get in your car until you leave. The cons? Like I said, it is quaint. Perfect for 2-4 people who spend most of the time outside, but not a lot of room inside. The air conditioning needs to be replaced. This is a big one. If it is consistently high 90's to 100's outside, it is going to be tough to cool it down. I don't think we would have been comfortable if it was that hot outside. They have a portable a/c unit in the living room, but it is not even as good as a window unit (& not movable from room to room). The kitchen amenities (pots, pans, etc) could use an update as well. We didn't use them. Also, the local contact, provide by Evolve, was not helpful AT ALL. However, Evolve was very responsive, as was the property owner. That was very appreciated, especially in contrast to the local contact. To conclude, we would stay here again. However, it would probably not be during the months of June, July & August due to the heat (unless the a/c is fixed). The view is first rate. The patio/balconey is perfect & the beach is clean. If you are picky or uppity, I don't think this is for you. If you are regular folk, check this place out. Cheers! P.S. You're welcome.     positives: right on beach with nice deck, TV's with cable in lounge and main bedroom to keep the kids occupied when needed; negatives: generally clean although spotted a load of old dust and dirt next to the fridge door + small baby roach's around the cooker. I had read previous reviews regarding the roach's and called the agent about it before we visited, they assured me that the place had been sprayed but we still killed over 5 during our 2 night stay. Would maybe return but not at the price we paid

    Very Dirty

    This beach front cottage is in a great location but that was the only positive about it for us. We found it to be extremely dirty and needing a thorough deep cleaning. There was food left in the refrigerator and volley ball size chunks of ice in the dirty freezer. Ceiling fan blades have a thick coat of dirt on them. There is a roach infestation so bad that two ran across my lap while I sat in a living room chair! Because of this, we elected not to cook in this place at all. It appears that something is eating the baseboards in a couple of the rooms. Broken items that need to be either replaced or fixed are: Toaster Smoke Detector ( I am certain state law says they will be operational. We checked the one we found and it did not work) Ice maker doesn't work Microwave is so old and has so little power, it took 8 minutes to cook bacon. Ceiling fan light switches in the living room and the twin bedroom do not work. We have been coming to Galveston for many years and have never had any place like this. Very, very disappointed.

    The pictures are very misleading. This house wasn't much like the pictures at all. It was very hot in this house. There were roaches everywhere. The fridge did not work when we got there but by husband who is an electrician was able to get it working to keep our stuff cold. There was a huge hole in the wall where it looked like it had leaked and buckled and they just put a chair in front of to hide it. This house was not clean at all!!! I hate to leave a bad review and never leave them at all but this was very upsetting to have spent this amount of money and not enjoy it. The only nice thing abt it was it was front row on a private beach. It was close to the public beach so all of those ppl came down to our side anyways which sucked but it would've been very nice if they didn't. The beach was very clean though. I know the person that owns this house is from Cali as the man mowing the yard next to us told us that she was very nice and had never seen it before. She may need make a drive and check it out. I'm sure she would be just as surprised as we were.

    This beach house was small but really nice. You can't beat the location! The concrete below and grass in the yard was a huge plus!!!! The a/c worked great. And plenty of hot water. The house was clean and the decor was cute. A nice grocery store and restaurant were across the street behind the house. The neighborhood is quiet. A the neighbors are very friendly. The beds were comfortable.The sand dunes right in front blocked the flying sand. The covered deck was also a HUGE plus! My family of 5 had a great time. We will definitely be renting this beach house again!

    It's a great little beach house. Great deck great view and short walk to the beach no crossing any roads. Comfy beds and the addition of the roof over half of the deck was also really nice. The home is a little older but seriously it's very comfortable for 4 people and one or two more if some one wants to sleep in the futon or sofa. We had a great time! Thank you.

    Great Little Beach House

    This beach house was really nice - we stayed for two days - 5 of us. It was a little cramped but we spent most of our time outdoors on the beautiful deck looking at the view of the ocean. Really close walk no crossing streets. Very pet friendly. Nice neighbors. The best are comfy and the new roof on half of the deck was great and kept our dad out of the sun during the day. The home is very sweet but a little dated - but perfect for a getaway with family and friends. We had a great time and enjoyed our stay.

    Fabulous location and views but make sure all lights work and is clean

    Loved the location and view of the ocean. Amazing Deck. Easy access to beach. Easy to find. Small home with a tiny kitchen, as expected. However, the home was unsafe due to no working outside lights on steep stairs (walked 2 dogs after dark). A couple of the lights in the home did not work. The other problem was that the home has been rented "hard". Needs TLC on the interior. Also, the carpet was filthy with debris and white stains on the carpet in the master. The kitchen coffee mugs had rings that we had to scrub off before use. The coffee maker has coffee grinds in it that had molded. My family ended up staying only 1 night ad left right after Thanksgiving lunch as they were turned off by the cleanliness of the home. Very, very nice neighbor worked on lights even on Thanksgiving day but needed an electrician. He did set up an extension cord with temporary lighting to light the stairs. At least felt safe walking dogs down the stairs after dark. This could be an amazing place but needs TLC and deep cleaning.     Too small for the price

    When we arrived, my first thought was " Wow, this place is really small and not very well taken care of ". I thought the inside would justify the cost. It didn't. The inside was neglected as well. The air conditioner didn't work and the refrigerator was filthy. We felt cramped and hot. We enjoyed the beach but the house wasn't close to anything else useful. We felt isolated and unhappy. Definitely will not be going back. Too small, run-down and overpriced. Much better rentals out there.

    Would not return to this property AC issue had a bandaid fix not a true repair. Spent 4 nights in a very hot house.     Arrived late in the day to a dirty home. Waited for cleaners then for cleaners to finish. Gained entry at 8:30pm. Homeowners felt they fulfilled their commitment to us. No apology, no compensation. House is sub standard. Decent beach spot but not much else around.     My husband and I stayed here with my two small children last weekend. This house is small and not suitable for more that four (very close) people. The house itself is modest. However, there is a beautiful large deck overlooking the beach and the house's location can't be beat. Some maps show it on the second street from the beach; it is actually the closest street to the beach and about four houses away. The cooking provisions in the kitchen are sufficient for a weekend of meals and there are televisions for when the rain keeps you indoors. Great weekend and great little house for close-knit getaway!

    Weekend Beach House getaway

    Couldn't have picked a more perfect spot. Nothing but beech/ocean right outside our back porch/patio. A direct path to the beach from the beech house. Outside was nice, patio was nice. Inside was nice and decorated well. Good neighborhood. No crazy loud party neighbors right next to us. The window shade was broken in the kitchen- couldn't pull it up or down, we just hung it up over the curtain rod. There's no outlet in the bathroom, so you blow dry your hair in the kids room. The DVD player doesn't work. It makes all DVD's skip/get stuck on a scene. We tried blowing air into it, but that didn't help. There were no coffee filters in the kitchen, but we broughtbsome just in case, and glad we did. And we boiled crabs, but there wasn't a crab cracking utensil- didn't expect one, but that would be a nice eating utensil to have in a Texas beech house. The plants next to the staircase beeded to be trimmed, they brushed your legs as you walk up the stairs. But those are all little things. Our stay was wonderful, the house was ideal, and we would rent it again. It was pricy for having a broken window shade and dvd player, but hopefully those will be fixed.

    Overall place was nice. Just average. A/c worked great and had lots of fans to keep place cool. It was in mid 90s everyday and we never thought house was hot. The kitchen had plates and silverware and like 3 pots and pans don't plan to do a lot of cooking in house unless you bring your own pans. We used grille for dinner and that was nice. Towels smelled clean when we used them and the beds were clean too. the beach was very close To the house and the outside shower was great for our small kids.

    This house is so cute! It's a bit far from all the places we planned to visit like Pleasure Pier but it wasn't too bad of a drive. We were far away from all the noise and other tourists. We had a quiet beach all to ourselves pretty much. We hardly saw anyone during our stay. If we did it was people walking their dog or jogging. It was so amazing and relaxing to be that close to the beach. Waking up to the sound of the waves and the view! It is definitely worth the drive further away from everything. We had a gas station/grocery store so close by, too. The house was perfect for our family. They had almost everything we would need at the home. It was very cozy. I would absolutely stay here again!
