    This tastefully decorated 3-bedroom, 2.5-bathroom home sits atop a hill, surrounded by trees, overlooking Lake Texoma.     We really enjoyed this place. Only issues were washing machine was not working and no one let us know this before we got there. Also they need a better grill system. Other than that, it was roomy beautiful views. Rooms were nice and big. We had a great time!

    We were able to fit our large group comfortably in the home. We also rented the lower unit to help accommodate a group our size. We appreciated the WiFi connection and made good use of the kitchen and cooking utensils. The dining table was a great size and held all 12 of us with some creative seating additions! We would love to come back again next year.

    Nice little house

    Very cute little house. Details exactly as described 3 bedroom 2 1/2 bath. One bathroom toilet leads from master bedroom with the shower in the middle an another toilet sharing room leading to hall. Stairway a little narrow for carrying up an ice chest for example but spacious upstairs. Wrap around balconies very tranquil with a nice breeze from the trees. As described the dock is close. We rented a pontoon boat and took it out to one of the islands to swim. House nicely decorated, very clean, all appliances worked and nice tv. Pictures show lights around the fire pit which were missing but not a big deal.

    Texas Tech Spring Break for Family of 8

    ? This a lovely home with lots of places for people to sit and relax. The kitchen is well stocked for cooking large meals and there is a table that seats 6-8. Morning sun is gorgeous and the views over the surrounding woods are great. We loved the local Brookshire market. Had a great dinner for 10 at Napoli's that was reasonably priced. This property is not on the lake but is a short drive to a local marina. The outdoor fire pit area was great for our college aged kids to relax around at night. Lots of fun memories made here. Bring your own toilet paper, paper towels, and trash bags if you have a large number in your party. There are beds to sleep 6 people and then there are 2 rollaways for accomodate more. This is a great place to be together, listen to music, cook lovely meals and sit by a fire. New and clean with easy access.

    We had a large group and rented both units, upon arrival neither unit was guest ready. The floors had been vacuumed/swept but not mopped, sinks had been wiped down but had toothpaste stains in them, and lastly the bedding had not been changed. We notified our contact who sent someone over to fix our issues. He arrived within an hour and a half, addressed the issues in the downstairs unit, and went to another property to get clean bedding. Because the bedding was from another rental the sheets placed on the master bedroom bed did not fit correctly and kept coming off. Also the comforters provided were very thin and light weight (just a duvet cover), it gets very chilly at night in the downstairs part of the house as the thermostat is located upstairs. We had to buy extra blankets at the Brookshires ( it was Christmas time so they actually had some). The house overall is beautiful and nicely decorated, since we stayed in December we did not get much use of the deck space. The size handled our group of 12 nicely, and the kitchen is well equipped. The only thing it was lacking was a sponge or cloth to clean up messes with and to wash dishes. We bought one and left it there. There are brooms provided to sweep floors (which was needed as the stickers outside are bad) I would advise taking your shoes off at the door. However no swiffer or mop to handle spills or mud (it rained the entire first day) We cleaned with paper towels. Another thing to note is that the bedrooms are downstairs, and everything upstairs can be heard very clearly. Lastly a few of the amenities listed were not available: fireplace did not work, no twin size fold out chair in bunk room ( cots in closets though), no hair dryer and we ran out of toilet paper. Overall the property contact was very nice and responsive, and after the bedding issue we had a good stay. Hopefully they get their cleaning staff situation taken care of, would be a great place to stay during spring/summer months. NOTE: bring extra blankets if staying during winter months it gets very cold downstairs.

    Nice place roomy, good view. Had everything we needed. Fire Pit was great! 3rd bedroom advertised a third chair/fold out twin which was not there. Not sure where I would have slept 10 people as originally advertised. We slept 8 with the 2 fold outs. Bugs were voluminous! Perhaps change the color of outside lighting so they don't track to the lights at each entrance. All in all, we enjoyed our stay! Nice place!

    We stayed over the Thanksgiving Holiday. My adult kids thought it was one of the most relaxing/ time together getaways we've ever enjoyed. We rented the house and studio. They were exactly as billed. Both were impeccably clean. The beds were very comfortable. I heard several remarks of "..taking the beds home w/ us..."

    The downstairs gets a little cool but we opened the vents and that rectified the problem. We never did find the Wii but that was not really an issue. The biggest issue were the grass stickers/ burrs. Our dog found out the hard way they were everywhere. Clean off your shoes before coming indoors, they made their way into the house before we realized it.

    Wonderful retreat in the trees

    Beautiful setting close to the lake. While it rained most of our visit and we couldn't use the wonderful decks, we really enjoyed the open common area with lots of windows. Owner was helpful and very responsive when there was an issue in the neighborhood with water pressure. Everything there to make your own meals with a modern kitchen (and a wetbar area if you need more space), or Pottsboro and Denison aren't far away. We really enjoyed Denison and had a wonderful meal there and enjoyed the only winery/brewery that we've heard of. House is great for games or for watching TV, if that suits you. House was clean and we had no problems with our two month old grandson who was one of the guests. I would love to stay there again.

    We had a great stay in this house (and can't beat the price)! Beautiful, clean, easy drive to the store and walk to the lake. The only thing I would note is that someone lives on the very bottom floor of the house and when you rent you have the top 2 floors. Wasn't a big deal as we didn't get too crazy or anything, but the pictures made it look a bit more secluded. Thanks for the wonderful stay!! Will be back!

    Not very clean

    Had high hopes for this weekend, but was somewhat disappointing. Lovely house, unfortunately was not very clean... We arrived at 4pm when check in is and were not able to get in as is was supposedly still being cleaned. There was left food from the previous guests in the fridge. Every plate, piece of silverware, pan we took out of the cabinet was dirty. The dishwasher was running when we arrived and when it finished we assumed we would have some clean dishes. Not the case as someone had put a baking sheet covered in food in with the other dishes and there was still food on it when we took it out. We spent a lot of our first evening washing dishes. The microwave was also not cleaned and there was food splatter inside. Cleaning fee for us was $150. I feel like I should get mine back as well as the fee the previous renter paid as I cleaned it all.

    Girl's Weekend Get-a-way

    The perfect getaway for any season. Clean and cozy with a bird's eye view from the deck, this was the perfect place for ladies' retreat! The ikea kitchen made cooking fun and the outdoor living space was just as nice as the inside. Four of us stayed comfortably without breaking the bank!

    Clean, modern getaway

    Once upon a time, some writer friends needed a quiet place to finish their Great American Novels without the intrusions of modern life, families or "real jobs." The cabin was quiet, well-appointed without being fussy, and very clean -the perfect spot to be able to turn off the distractions, turn on the (excellent) Wi-Fi and get to work. The novelists would recommend this property to people seeking a romantic getaway or girlfriends looking for a place to cook and talk all weekend. They did not see or use the lake, but it *seemed* close. If you're looking for restaurants and shops, you would have a long, windy road to find them.



    I feel I do have to advise that there are several sets of stairs to get to the house, and the stairs inside the house are steep and narrow. This was not a problem for us, but it could be an issue for those with mobility issues.

    This rental home has all of the amenities that anyone could want. Plenty of room to stretch out, and have a relaxing vacation. The ownership was very cordial and willing to work with our group and our needs. The proximity to the lake was a plus for us...as the rental included complimentary boat launch passes at the neighborhood facility. The rates were positively competitive with other rentals in the area, and we were fortunate to have landed this home during our stay. We would definitely recommend this property to other interested parties.

    The perfect Family-Friends Reunion

    This rental was perfect for our family-friend reunion !
    We had 6 adults and 6 kids plus our Boxer Dog
    The rooms are perfect each of them have access to the balcony, clean perfect furniture and the 2 1/2 bath is a plus; on the master bedroom we had one of the families with 2 girls one 5 year old the other 9 months and this property provided one of those portatil crib wich was perfect for them, on the middle room with bunk bed we had 2 adults and 2 boys and having that red sofa bed was perfect two adults on the bottom bed one 12 year old on the top and a 8 year old on the sofa bed was perfect, on the third bedroom we arranged last family with a boy (7) and a girl (4) we got a twin air mattress for them .. We never felt crowded at all !
    And what about that amazing third floor ! Love the open space and the fact the kitchen has all the needs to make any meal was perfect !!
    We made cupcakes and mmmm some delicious fajitas for dinner the fire pit was one of the best features of this property drinking and telling stories all night long was something special, kids enjoyed the walk to the lake and exploring the surrounding areas and the fact they were playing hide and seek in the woods was so much fun even the adults played we had a blast mmmm that coffee on the third floor porch so good; we definitely are coming back next year for another amaizing reunion !!!!
    I will recommend this place 100%
