    We LOVED our stay in this amazing house. The location was perfect to Bryce Canyon. The house was incredibly clean and comfortable, and Annette, the owner, made sure we had all we needed plus more to make our stay relaxing. I cannot say enough about this home. There was plenty of room for our family to spread out, the beds were super comfortable, there is a wonderful back patio with a grill, and the kitchen is fully equipped with all you might need to cook meals.     This is a great place to stay near Bryce. It is homey, spacious, and well equipped. It was wonderful to be able to spread out and do laundry after several days in a hotel with a family of five. Tropic is a tiny town, but there is a grocery store and some restaurant options. The host provided fresh eggs and there were apricots growing in the backyard. We loved our stay here and would come back again.

    Bucolic small town America

    This simple but well appointed house gives visitors a real taste of life in small town America. Chickens roam the backyard and neighbors keep horses, goats, and other animals. The views from the house and the fresh air just take you back to another time--whether or not you really lived that life before or only imagined it from the books you read as a child. We were four late-middle aged adults who enjoyed the barbecue and eating in the backyard, the quiet, and the local eateries--all serving very high-quality food. By chance we caught an evening performance of the summer music camp folks--teachers and students both performing. It was lovely, with multi0generational families sitting out on blankets and children of all ages running about. We especially want to thank Annette for getting the house ready for us before check-in time--something she didn't have to do. (We emailed before leaving Zion that we would be arriving a couple of hours ahead of schedule.) Another beautiful touch was the fresh farm eggs that she left in the refrigerator for us! Both bathrooms also had some necessary toiletries, including sun block, that most places don't supply. The only criticism I'd offer is the lack of fans in the bedrooms and bedside lighting on both ends of the beds. The AC was fine but you just sometimes need a little movement of air to be really comfortable while sleeping. The owners provide a lot of information on things to do and see--and, of course, there's Bryce Canyon a short way up the road. The only piece in the information booklet that possibly shouldn't be there was the article from a farmer's association (I believe) spelling out why the Department of the Interior was correct in its new approach to managing national parks. Whether or not you agree with this point of view, we all felt political commentary of this sort wasn't appropriate for a guest house. The local papers are the place to get the local point of view.

    The home had every thing that we needed and more. The house was just what we expected form the photos. It was clean and attractive. Groceries and restaurants were very close and my grand kids especially liked the ice cream place 3 blocks away. We chose the house because of it's close proximity to Bryce Canyon National park, Kodachrome Basin State Park and Grand Staircase National Monument. The owners of the home clearly did evert thing that they could to make our stay very pleasant and worry free.

    Home is as depicted, clean and comfortable with everything you need for a nice stay. It is in a great location, about 15 minutes from Bryce Canyon. The fresh eggs provided were a wonderful touch and greatly appreciated as we got in late after everything was closed and enjoyed using them as an emergency dinner!     Great place for us to stay with the kids and grandkids! Annette is a super host. Came by to make sure we had no needs. Then came back with kittens for the grandgirls to play with! Swingset and climbing trees in the back. Goats and horses for the kids to visit down the street. We went to the park, met some of the neighbors and enjoyed cupcakes from their birthday party. And only 15 minutes from Bryce! Like I said a GREAT place to stay!

    This was our fifth visit to Bryce National Park. On our first three visits we stayed at the Lodge in the Park. A couple of years ago we visited but couldn?t get into the lodge so we stayed in a motel in Tropic. We enjoyed Tropic. Less frenzied than the Lodge or Bryce City with all the traffic and tour buses. I found this house for our fifth visit and we loved it! Lots of space, WiFi , big tv with cable, full kitchen and three bedrooms and two baths. A little dated decor but appliances and baths updated. I wish I would have known there were hairdryers as I would have left mine at home. The only thing I missed having was a fan. The house has heat and AC but the weather while we were there didn?t warrant using air so a little stuffy at night. We used the washer dryer once to do some hiking clothes . Tropic has a few restaurants...one of them...The Stone Hearth Grill is the best in the area. It is pricey but a nice splurge after hiking all day. This house/location is great if you want to hike outside of Bryce. In the opposite direction is Petrified forest state park and Kodachrome state park. The hike at the Calf Creek recreation area is one of our favs too. This was one of our best visits to the area ! Must mention that our host had virtually anything you could need...I brought a little of my own laundry soap but there was detergent and softener . Dish soap , napkins, paper towels, etc...a well kitted out kitchen if you want to cook in. Other than a fan we wanted for nothing. We rent homes and condos quite frequently and I was impressed with all the amenities

    This property had everything we needed for a great Bryce vacation! It was very easy to find and only 15 minutes to Bryce Canyon National Park. The neighborhood is quiet. The house was very clean and well maintained. Loved having the fresh eggs for breakfast and the variety of spices for cooking. The kids enjoyed the swingset in the backyard and they enjoyed having their own twin beds in the bedroom. Wifi was easy to connect to and use. Owner/manager was easy to communicate with.     This is a fantastic place 15 minutes drive from Bryce Canyon, the best AirBnB I have rented! It instantly felt like home. Impeccably clean, house is superbly maintained (fresh paint, everything works), and we appreciated the quality linens and the little things that were provided to make the stay more comfortable: napkins, paper towels, coffee/tea, salt/pepper, placemats, etc. We cooked, and found the kitchen well-stocked with cookware and utensils for our group of 2 families.     Sparkling and very well maintained! Loved the fresh eggs provided . Annette even asked if we wanted a Christmas tree to add ambiance to her place , so thoughtful . The kitchen has all amenities for preparing meals . The home and beds are super warm and comfortable for the winter season. There is great town market that has everything you need . During our stay, the two restaurants in town were closed for the season. So , we drove to Bryce Canyon town to dine . When we return to this area, will be staying at this place again.

    The minute you enter this house you can feel the love and sense of family that existed here for years. We enjoyed the eggs I'mensely!! The twin beds are not super comfortable, but the livingroom and kitchen are spacious and very comfortable. Thank you for the extra folding chairs.. again an example of your thoughtfulness. We invited 5 campers to enjoy a meal with us.. and the 10 of us were able to sit together at your family table. We would return again!

    Great location—day trips (Kodachrome Basin, Bryce Canyon and the Escalante—Grand Staircase National Monument) available in all directions. Besides that, the house is very comfortable and clean. Lovely soft beds, clean bathrooms with plenty of towels. Appliances worked well and were spotless. We also enjoyed our hosts’ thoughtful provision of family games and fresh eggs.

    This house was perfect for our family of four young children. It was nice being able to spread out, and we enjoyed having a kitchen (stocked with plenty of kitchen supplies and there were even fresh chicken eggs in the fridge that we enjoyed for breakfast!) and a backyard to run around. My kids just loved having the play set in the backyard, lots of space to run around, and they picked a few apples from the apple tree in the back. There is also a park just down and across the street that my kids also loved playing at! The house is older, but it is kept clean and has everything we needed. We were never uncomfortable.

    It is a nice home. It has all the appropriate cooking appliances you'll need. The rooms are comfty and it has a nice backyard. Like others have mentioned there were fresh farm eggs which were a plus. The only thing that caught us off gaurd is they sprayed some kind of chemical on their flowers or the flowers themself just smell that way but it made my car reek (because i parked next to it). The smell also found it way into one room because we left a window open to get some fresh air (so we thought). So I guess smell the plants before you open window or park next to them.

    This was a great place to stay just minutes from Bryce Canyon Park. The house is very clean and spacious and had everything we needed. It is well maintained and stocked with all the essentials. We were able to visit Bryce, Zion National Park, and the North rim of the Grand Canyon while we were there. It was a great home to relax in after a day of hiking and sight seeing. The town of Tropic is quiet and nice with beautiful mountain views. We ate at the Pizza Place restaurant and Rustler's next to the grocery store. Both were great with friendly staff. Don't hesitate to rent this one. We had a great time!

    This place had everything that we needed for our stay, including the washer/ dryer since we had a week long travel plan.     We had a nice stay at this house and enjoyed being close to Bryce National Park. The kitchen has almost everything you need - expect measuring cups and spoons and a mixer. It was nice to have spices provided.

    Our only complaint was that the beds were very soft. We are used to sleeping on firm mattresses and it took us a few days to adjust. Otherwise, everything was wonderful. The kids loved playing in the backyard and playing board games at night.

    This is a great base camp for exploring Bryce National Park and nearby Escalante National Monument and Kodachrome State Park.

    We spent two evenings in Tropic, UT at this lovely older home and really enjoyed spending time here. The furnishings were somewhat dated but were extremely comfortable. We used the BBQ twice and liked it's proximity to the kitchen and dining room. Liked the condiments including the coffee and the well supplied kitchen. One thing we really enjoyed was the family tree embroidered on a lovely quilt--a nice cozy touch. Laundry was great too and really was a great help at the stage of our trip.

    Location to Bryce was ideal and even the grocery was only a couple blocks away. The ramp next to driveway made it really easy to load and unload our car.

    Overall this home is a very comfortable place and we are planning another trip here next fall and will spend even more time here. Highly recommended!!!!

    Nice old house that has been upgraded (Owners seem to be continuously upgrading it). Plus: Spacious, Great location being close to Bryce. Well furnished. Good back yard with grill. Great for family. Fantastic value for money. Minus: Bit of musty odor in one of the bedrooms. Could use newer towels, placemats & can opener! I will recommend it unless you are looking for 'A' class facility.

    We traveled with 3 adults and a 4 and 6 year old. The house provided us with enough space so that we weren't on top of each other like we would be in a hotel room, and kitchen facilities so we didn't have to eat out every meal. There was a baby gate blocking off the basement and a sign on the basement door that read "locked and private." The basement appeared to be some kind of a mother in law set up as there was an entrance out back too. That made us a little uneasy, as we wondered if there was someone staying down there or if they would be coming and going during our stay. I don't think anyone stayed down there, but had the door just been locked with no baby gate or sign I don't think we would've spent as much time thinking about it. The furnishings weren't the greatest, but again, they provided everything we needed. The owner provided more than some would in terms of amenities. The setting was very relaxing, although you can hear all of the people in the town leaving early for work, but that's probably no different than staying in a hotel and listening to a highway. There were mature fruit trees in the yard, chickens and goats in the neighbors yard, and a playset for the kids. There was also a neighborhood cat that hung out every day and desperately wanted attention, the kids loved it. Like the title says, the house/property provided us with what we needed and served it's purpose well. We would recommend this property to other travelers that are looking for a place to stay with a family in the southern Utah area. We were able to easily visit Bryce Canyon, Grand Escalante, Kodchrome Basin State Park, and Zion National Park over the course of 3 days from this location. We also met an incredible resident that is a hunting guide and raises dogs. We wish we could've had more time to visit with him and hear his stories. Good place to stay if you're looking for somewhere with a family.

    We arrived in 25 degree weather to find the house warm and welcoming for us. Very clean and comfortable. The kitchen is well-appointed (we appreciated the assortment of teas) and the multiple comforters on each of the 4 beds kept us warm through the cold Utah nights. Not many shops or restaurants open during late December, but the nearby market provided the fresh goods we needed to supplement the food we brought with us.     The house was reasonable, clean and generally as described in the listing. Beds were comfortable, and the house was mostly in good repair. The decor is dated but functional. Tropic is a great jumping-off point for Bryce, Red Rock Canyon in Dixie NF, and Grand Staircase Escalante. The area is very rural and sparsely populated, so plan to cook plenty in the well-stocked kitchen, but the stunning surrounds are totally worth it. Check-in/-out were easy and hassle-free. A few little things that were more broken than quirky kept this from being a 5-star place: a toilet that will run forever if the cover is left open; a clothes dryer that won't shut off by itself; a dishwasher that doesn't clean very well; a barely functional can opener.     This was a great option for our trip to Bryce Canyon. The proximity to Bryce is perfect. The house is not fancy, but it is clean and comfortable. We had 4 adults, so the 1king bed was great for 2 of us, but the other couple found the second bedroom a little cramped, so one of them stayed in the 3rd bedroom in a twin bed. It is always great to have a kitchen, which we used to make all our meals. The cook wear/ utensils are not the greatest but they served our purpose. The neighborhood is quiet and that Bryce area night sky seen from the backyard was amazing. We had a great stay.

    The Bryce Canyon Guest House was a great place to stay while visiting Bryce Canyon and the Grand Staircase. Tropic is a small town with everything you need without the crowds and congestion. The house was clean and very comfortable for our party of 4 adults. The washer and dryer came in handy.     For 3 adults and 2 small kids, this house was perfect. It was very clean and inviting and the kids loved the 2 small beds in their own little bedroom. There were fresh eggs waiting for us in the refrigerator, which was a very nice touch as well. The location was only about 10 minutes east of Bryce Canyon, which was ideal since it positioned us well to explore the Grand Staircase as well. All-in-all a great place to stay. If we come back to the area, we will definitely look into staying here again.

    My family stayed at this house in Tropic, Utah while visiting Bryce Canyon National Park and Kodachrome State Park. The location was ideal - very close to Bryce and other local sites. The huge town park just down the block was perfect for my two small kids - they also loved the playset in the back yard and the cows that live next door. We had a small maintenance issue which was addressed in just minutes, and the property managers brought fresh farm eggs and banana bread - delicious! The house was very comfortable and we thoroughly enjoyed our stay.

    The property is nice and well maintained. The place is clean and quiet. This was a perfect place for me, my wife, and two young children. We have never been to Bryce Canyon, typically we visit Zion. This property is only 10 mins if that to entrance to Bryce Canyon National Park. Locate in the small town of Tropic it is nice to get away. The town boasts a local market where you can find some gluten free items and fresh produce. To a local pizzeria that also caters to gluten sensitive diets. We will definitely be back.
